Salary Range: $6,046 - $8,002 per month. Hiring salary range anticipated to be $6,046 - $7,100 per month commensurate with the skills and experience of the individual hired.

POSITION SUMMARY:

Under the general direction of the Director of Facilities Management, the Chief Engineer is responsible for the day–to-day operations of the Facilities Management Trades staff. Performing as a working lead, the Chief Engineer provides lead work direction in the maintenance and repair of campus HVAC, mechanical, electrical and plumbing systems, carpentry, and painting needs. The Chief Engineer will also administer the preventative maintenance program, and provide input on in-house construction or renovation projects.

MAJOR RESPONSIBILITIES:

Skilled Trade Responsibilities:

* Working in their primary skilled trade, the incumbent will also provide lead work direction to the skilled and semiskilled staff.

* Communicate regularly with customers regarding work status and general maintenance needs.

* Read and interpret building drawings, blueprints and schematics.

* Work as directed with Architects/Planners and Engineers to recommend changes and/or modifications of existing building equipment and systems as well as inspect the installation of new equipment during the project final inspection phase and warranty period to verify equipment operation.

* Provide input on labor and material estimates and scope of work for emergent repairs, minor capital projects and tenant improvements.

* Operate a variety of modern office equipment including personal computer utilizing various software applications (i.e., Microsoft Word, Outlook and Excel) as well as iPhone/iPad.

Work Order Management System and Asset Database Responsibilities:

* Use the work order management system to prioritize and distribute work requests, preventative maintenance work and emergent repairs to the Facilities Management staff.

* Maintain and expand the preventative maintenance program via the work order management system.

* Perform work order entry and closing, maintenance, reporting, and assure work order accuracy including location and work notes.

* Maintain and update the Facilities department asset database.

Trades Staff Lead Responsibilities:

* Provide lead work direction, monitor productivity and the quality of building operations and maintenance and evaluate the performance of staff through inspection and on-site supervision.

* Work closely with the Director, Facilities Management to provide written and oral feedback for annual performance evaluations.

* Oversee the material purchases of the Trades staff and ensure purchase and inventory policies are followed.

* Liaison with service and maintenance contractors to ensure work is carried out to CSU standards and specifications.

Safety Program Coordination and Training Responsibilities:

* Responsible for carrying out the safety and training programs in the Facilities' work place. Maintain safety meeting attendance records and assist with the coordination and assignment of mandated training.

REQUIRED QUALIFICATIONS:

* Must possess two or more years of experience at the journey-level in mechanical and/or related HVAC trade including some work or project coordination responsibilities.

* Must possess and maintain a valid license to drive in the State of California and complete the Defensive Training Class.

* Must possess a thorough mechanical and technical knowledge.

* Knowledge of effective supervisory practices and techniques.

* Working knowledge of project sequencing.

* Thorough knowledge of the applicable state and federal safety codes and regulations pertaining to mechanical and HVAC systems.

* Must be able to lead, instruct and coordinate the work of a small group of skilled and semi-skilled workers.

* Must be able to provide direction on the interpretation and use of blueprints, plans, drawings, and specifications.

* Must be able to accurately estimate costs, supplies and materials needed for jobs and projects and prepare materials lists.

* Must be able to ensure work is performed in sequence.

* Must be able to inspect and assess work to ensure it meets requirements and specifications.

* Must be able to handle multiple projects simultaneously and be able to analyze and respond appropriately to emergencies.

* Must be able to maintain computerized maintenance management systems and records and be able to prepare complex reports

* Must possess excellent communication and interpersonal skills.

PREFERRED QUALIFICATIONS:

* Experience with AiM or similar CMMS system.

* Experience with Johnson Controls –Metasys product line.

* Experience in higher education.

SPECIAL CONDITIONS:

PHYSICAL, MENTAL and ENVIRONMENTAL CONDITIONS:

* Operate power and hand tools and machine shop equipment;

* Climb and work on scaffolding, ladders, riggings;

* Work from personnel aerial lifts;

* Lift and carry materials, tools, equipment and supplies weighing up to 75 lbs. in a safe manner;

* Work inside and outside with chemicals and other possibly hazardous materials and substances;

* Perform overhead work for extended periods of time;

* Work in confined spaces, above ceilings, in tunnels and crawl spaces;

* Work in hot, cold, humid, damp and dry indoor and outdoor conditions;

* Perform work in multi-story buildings without elevator access.

* 50% or more of the activities involve walking, standing, squatting, kneeling or climbing, involves lifting heavy weight objects that may exceed 50 pounds.

HOURS of WORK:

Incumbent may be required to work over-time, including weekends and holidays, and/or shift work, based on operational needs as determined by Director of Facilities Management.
