CommonBond is excited to announce an opening for a Roving Maintenance Technician

The Roving Maintenance Technician will travel to properties where the maintenance technician is absent or in need of assistance. The Roving Maintenance Technician will ensure the timely performance and completion of all assigned property maintenance duties, projects and/or tasks.

Essential Job Functions And Associated Tasks

Building Maintenance

  • Schedules and prioritizes all work orders; ensures timely completion and follow up; complete all work orders within 48 hours, communicates directly with residents when parts must be ordered causing the completion of the requested work to be delayed.
  • Schedules all maintenance for building and common areas
  • Preventative maintenance and general upkeep of properties. Completes assigned work orders and reports on a daily and monthly basis.
  • Prepares all vacant units to be made ready for immediate occupancy.
  • Keeps manager updated of any uncompleted service requests.
  • Assists in keeping the entire complex clean.
  • Informs manager concerning deferred maintenance issues.
  • Works overtime as needed. Works on the last and first day of each month until unit turn responsibilities are completed.

Safety

  • Develops and maintains Safety Data Sheets for all chemicals used on sites.
  • Required to wear provided uniform at all times.

Purchasing/Supplies

  • Contacts outside vendors and takes bids for special projects, capital repairs or extensive maintenance; drafts specifications for each project to be completed and communicates property insurance requirements to vendors.
  • Keeps an inventory of supplies and informs manager when additional supplies are needed.
  • Monitors supply prices.
  • Discusses desired purchases with managers which effects the maintenance budget.
  • Use and account for company credit card expenditures.

Leadership/Communication

  • Communicates and gets direction from Facilities Maintenance Manager
  • Identifies and communicates to Facilities Maintenance Manager and property manager all current and future capital needs.
  • Handles resident relations in a proper and professional manner. Communicates areas of concern to managers and Facilities Maintenance Manager

Qualifications

  • Minimum of one-year maintenance supervisory experience and 3 years general maintenance experience.
  • Possess a Special Boilers license.
  • Must have experience in all phases of building maintenance, including HVAC, general boiler knowledge, appliance repair, preventative maintenance, plumbing and electrical repairs, ceramic and floor tile installation, dry wall, roof repairs, concrete repair, painting, carpentry work and subflooring repairs.
  • Good interpersonal communication skills.
  • Proven ability to work successfully in a team environment.
  • Willingness & ability to travel between sites and pickup supplies at local vendors.
  • Access to reliable transportation.
  • Ability to work flexible hours occasionally.
  • Must be able to work on call and weekends, when needed.

Knowledge, Skills And Abilities

  • Strong motivational skills
  • Proficient in computer and smart phones
  • Good communication skills required.
  • Dependability a must.
  • Must be customer service oriented.

Education, Experience And Other Requirements

  • High school graduate or equivalent.
  • Post secondary courses in electrical, plumbing and heating, appliance repair. – Preferred, not required.
  • Well versed in matters of fair housing. – Preferred, not required.
  • Must provide own hand tools.

Physical Requirements

  • Ability to stand, walk, reach, climb, bend, crouch, stoop, and kneel.
  • Ability to lift boxes of supplies, furniture, shop material, A/C condenser units, hot water heaters, plywood, etc. of up to 100 pounds (with assistance)
  • Ability to aid in digging up plumbing leaks on the grounds and making repairs.
  • Ability to reach above and below the shoulders.
  • Ability to use hands and fingers to grasp, twist and pull.
  • Ability to climb a ladder and work above ground.
  • Withstand external weather conditions, such as working outside in the rain, cold, heat or other adverse weather.
Support
