Job Summary:

Provide superior customer service to all guests and residents. Support the Maintenance Supervisor/Director in maintaining the exterior, interior and mechanical components of the property. Maintain curb appeal, provide maintenance in occupied apartments and perform all turnover work required to return vacant apartments to market ready status. Perform all maintenance duties at the property in compliance with Mills' standards. Effective performance results in increased operating results for the property.

Essential Duties and Responsibilities:

Customer Service

* Has a thorough knowledge of the property including vacant apartments and Mills' policies and procedures.

* Ensure all service requests are handled in a prompt, courteous, and efficient manner.

* Responsible for attending and assisting in resident relations and community social activities, such as parties and meetings, etc.

* Strive to continuously meet or exceed resident satisfaction.


* Assist in identifying life/safety issues and ensure these issues are corrected in a timely manner.

* Enforce strict compliance with key control policy.

* Assist in the physical up-keep of the property based on Mills' standards.

* Complete resident service requests on a timely basis.

* Inspect all smoke detectors and correct all deficiencies annually.

* Replace all A/C filters annually.

* Monitor pool operation on a daily basis and maintain the appropriate health department standards.

* Work with other staff members to maintain curb appeal by inspecting grounds, picking up litter and dealing with service needs.

* Monitor the maintenance and up-keep of all mechanical equipment on the community including, but not limited to, water heaters, HVAC equipment, etc.

* Perform on-call emergency service as required.

* Communicate service requests to the office staff.

* Ensure all work areas are cleaned regularly and ensure storage and shop areas remain locked when not in use.

* In the event of inclement weather, remove snow/ice from all road/walkways on the property and salt (or other method) when necessary for resident/associate safety.

* Use personal protective equipment consistently.


* Work with Maintenance Supervisor in maintaining and monitoring maintenance-related budgeted expenses.

* Ensure that all invoices and receipts are coded and delivered to the Property Manager on a timely basis for processing.

* Ensure all purchases are approved by the Property Manager/Maintenance Supervisor prior to purchase.


* Conduct all business according to company policy and all laws pertaining to Fair Housing, Americans with Disabilities, etc.

* Develop/improve skill level to benefit the property.

* Protect the privacy of each resident and their property at all times.

* Report liabilities, accidents and any unsafe conditions to Property Manager immediately.

* Report property damage, property loss, leaks, mold, injury and/or criminal activity or incidents at the property immediately to the Property Manager.

* Attend and participate in training seminars and company meetings as requested, including monthly safety meetings.

* Assist other maintenance associates as needed.

* Present a professional appearance in accordance with the Mills' Grooming Guidelines, to include the wearing of uniform apparel and name tag/badge.

* Accurately account for actual hours worked.

* Perform any other duties as assigned by the Property Manager/Maintenance Supervisor.

Qualifications and Education:

A high school education or equivalent is required. Good communication skills are necessary. Must be able to lift and move heavy objects. The associate must also be able to provide the tools required, prior to the hire date. The associate must be able to perform all essential duties and responsibilities.

Certificates, Licenses, Registrations:

HVAC certification required.
