Outside Utility Operator (VT1)
The BMS Hopewell Central Utility Complex (CUC) provides utilities to a 250 acre research laboratory campus built for research and development of new drugs used in the fight against human diseases. Included in the outside utility plant are: two 80 HP fire tube boilers; two 991000 BTU/HR hot water boilers; one 690 PPH Fulton steam boiler; one electric 175000 BTU/HR electric boiler; and low pressure boilers (Buildings 1; 2; 25; & 27).
Responsibilities Within Departmental Role Plan
Perform inspection tours of all outside utility plant equipment, satellite facilities, boiler rooms (Buildings 1; 2; 27; & 25), and chiller rooms (Buildings 25; & 27).
Carry reliable communication devices (Site Radio; Cell Phone) during assigned shifts. Maintain communications with on-duty site personnel and ROC at all times while on shift.
Accurately and legibly make all required VT1 equipment operational status entries in shift log books.
Accomplish VT1 associated system valve line-ups as required for operation.
Monitor various VT1 system pumps.
Monitor air compressors and air dryers as required.
Start up and shut down fired boiler units as directed. Fire boilers such as to maintain safe and efficient operation.
Maintain proper steam pressure, water level, fuel-to air ratios. Inspect flame patterns and water levels of all operating boilers and observe opacity of all low pressure boilers.
Perform testing and related chemical analysis on all operating boiler water systems as outlined and dictated in preventative maintenance (PM) job steps; In accordance with PM procedures: monitor and adjust boiler feed water systems; perform boiler bottom blow downs; adjust boiler surface blow downs, and adjust chemical injection as required to maintain water chemistry within specs.
Monitor demineralizers, condensate, chilled water, tower water, closed loop hot water systems, and condensed steam samples.
Accurately and legibly record all VT1 plant operating parameters as required on daily shift log sheets.
Troubleshoot operating equipment problems; report findings and any corrective action to the Chief Engineer prior to end of shift; report any maintenance problems beyond corrective ability on shift to the Chief Engineer and take action as so directed.
Perform routine scheduled preventative (PM) and minor corrective maintenance (CM) on VT1 equipment.
Accurately record all PM and CM work time and completion information in MaxEAM work management system.
Maintain cleanliness of VT1 machinery and equipment spaces.
Perform other VT1 related duties as assigned.
Respond to site emergencies when necessary.
License and Professional Certification Requirements
•New Jersey Black Seal High Pressure Steam License.
•New Jersey Blue Seal (2C) Refrigeration License (preferred).
