Position Summary

The Project Manager will be responsible for the day-to-day management of affordable housing development projects and will assist with all phases of development, including acquisition, feasibility analysis, design, land use approvals, securing financing, and construction.

Essential functions include, but are not limited to:

* Engage and coordinate project teams, including architects, engineers, surveyors, and environmental consultants.

* Prepare site feasibility and zoning analyses.

* Prepare project underwriting including development and operating budgets.

* Work with government agencies and lenders to obtain land use and financing approval.

* Prepare and deliver presentations to neighborhood groups, Planning Commissions, City Councils and other stakeholders.

* Compile and submit funding applications packages.

* Assist Senior Project Managers in closing tax credit partnerships.

* Attend construction meetings and ensure accurate and complete draw packages.

* Coordinate consultants, review work, and track progress to maintain schedule.

* Work with Aeon's Construction Manager to ensure construction quality meets company standards.

* Work with property management staff to ensure a smooth transition and early lease-up of buildings.

* Prepare Form 8609 paperwork and properly close-out the project.

Skills and Qualifications

* Understanding of affordable housing development finance, including experience securing low income housing tax credit equity, HOME, CDBG, and other public funding sources.

* Knowledge of the land use approval process and experience working with local jurisdictions to receive Planning Commission and City Council Approvals.

* Experience coordinating the entire housing development process for multiple transactions simultaneously, including acquisition, securing land use approvals, submittal of successful funding applications, financial closings, and construction phase.

* Ability to form strong working relationships with private lenders, public agencies, equity investors, syndicators, and other stakeholders.
