* Primary Job Functions:

Experience:

* Two to four years of experience in real property acquisition transactions for land development projects

* One to two years of experience in the identification and procurement of real property for utility scale generation projects

* Familiarity with real estate due diligence including assessment of title risk and clearing of title matters, hazardous materials investigations and remediation, and land use permitting

* Experience with reviewing of ALTA surveys and clearing title exceptions

Education:

* Bachelor's Degree required with real estate coursework preferred

Required Skills/Competencies:

* Strong organizational and problem-solving skills, ability to structure work plans to meet project schedules and needs

* Attention to detail and the ability to manage multiple tasks simultaneously

* Competent in real property transactions for development projects

* Strong understanding of real estate fundamentals, including matters related to acquisition and title clearing

* Demonstrated analytical and quantitative skills

* Strong oral and written communications skills

* Direct negotiation experience with customers

* Proficient in use of all Microsoft Office suite programs, Google Earth, Salesforce

Essential Responsibilities:

* Direct real estate transaction activity within the Project Development group, including identification of real estate opportunities, risks and corresponding mitigation strategies associated with transaction structures, title matters, and environmental conditions

* Review and research title and coordinate title underwriting issues relating to land ownership and title policies.

* Interact with Project Developer and other Project Development team members, such as Transmission, Permitting, and Engineering to ensure that key project criteria are accomplished in a timely and cost-efficient manner.

* Work with Escrow Officers to close a variety of real estate transactions, including coordinating closing and handling post and pre-closing matters.

* Review and comment on ALTA surveys and project layouts.

* Track the company's contractual obligations and ensure compliance with real estate contract terms

* Maintain orderly databases of key transaction information.

* Create project budgets for the anticipated real estate costs of various projects throughout the development process.

* Ensure the creation of appropriate documentation for senior management approval of real estate transactions.

* Identify process improvements and implement enhanced business practices that increase efficiency, reliability or timeliness of the real estate functions.
