Position Overview

Responsible for the daily routine operations of the building, grounds and equipment, and direct supervision of the mechanic and engineering staff. Coordinate construction scope of work for landlord/tenant projects and build-outs. Ensure that all mechanical, electrical and plumbing and safety equipment are properly maintained to achieve high-quality performance and economical, safe operation.

Key Responsibilities:

Tenant Coordination - Offices

* Assist the Senior Operations Manager with the project management of all tenant coordination and landlord improvements for the Office buildings through punch list.

* Assist Landlord and Tenant contractors identifying existing utilities and infrastructure.

* Responsible for all tenant Move-in/out all properties.

R&M Responsibilities

* Common Area Plumbing / Sewer / Water.

* Fire Sprinkler Systems inspections.

* Meter Readings.

* Maintain Equipment Condition Status and keep managers informed.

* Responsible for the oversight of all roof top equipment, inspections and cleanliness.

* Adjust AC schedules for after hours

* Manage safety program

HVAC Contract Oversight

* Chillers/Cooling Tower/Air Handlers/Fans/Kitchen Exhaust.

* Cooling Tower Chemical Treatment.

Administrative

* Oversees daily operations of maintenance and engineering functions keeps shop/storage areas clean, organized, and safe for use. Safeguards all tools, materials and supplies.

* Prepares schedules for maintenance staff based on operational need of all property entities.

* Responsible for work management of projects, in-house repairs and planned maintenance for all property entities

* Assigns work, monitors progress, tracks completion and reports monthly on work performance.

Meetings

* Daily pre-shift and turnover meetings with all Maintenance Mechanics

* Weekly Ops Meeting

* Bi-weekly Office Buildings TC

* Other duties as assigned

Qualifications

* Associates degree or vocational/technical training preferred.

* Bachelor's degree, RPA designation or equivalent experience preferred

* 2 years in property or construction management industry

* 3 years administrative/technical experience and knowledge of property physical systems

* Shopping center industry experience desired

* Basic computer literacy skills, with preventive maintenance and energy management experience

* Knowledge of air conditioning and refrigeration systems

* Understanding of electrical, plumbing, carpentry

* Good communication and tenant relation skills

* 2 years supervisory experience with strong leadership skills and ability to delegate
