Real Estate Financial Analyst

ROLE SUMMARY/PURPOSE

Under the general supervision of the Controller and direct communication with the COO & CEO, the Real Estate Financial Analyst will provide a wide variety of operational and financial analysis reporting, as well as other special projects, as needed.

ESSENTIAL FUNCTIONS/TASKS

* Gathering of confidential data, both numerical and statistical, from the Company's Accounting program, Yardi

* Compile and analyze business reports, such as, in place rents, transaction cost, and rent/production reports, on a weekly, monthly and quarterly basis

* Conduct Budget & Cash Flow analysis

* Manage confidential bonus statements, compensation and stock grant preparation statements and analysis

* Provide quarterly IRR analysis statements

* Provide quarterly market statistics and follow up

* Provide monthly sales tax filing and analysis

* Generate complete financial models to support strategic projects and transactions

* Assist with Investor Reporting on a quarterly basis

* Provide a series of operational analysis reports to field offices

* Compile and analyze various reports for Property Controller (i.e. monthly revenue and forecasting, monthly Yardi uploads, weekly utility JE batch uploads, tenant charge register, qtrly lease expirations analysis, qrtly tenant early lease terminations analysis)

* Support Acquisitions Vice President with various reports and analysis (i.e. monthly performance tracking of acquisitions, weekly/monthly rent roll for new acquisitions, acquisition occupancy performance, board package and assist with underwriting of acquisitions)

* Assist with financing and disposition transactions

* Perform other ad-hoc/special projects and duties as requested by Controller and Executive Management

QUALIFICATIONS/REQUIREMENTS

Basic Qualifications:

* Bachelor's degree in Finance or a related degree

* Two to Five years of experience in a similar role

* Advanced knowledge in MS Office Suite, specifically Excel & PowerPoint

* Must be able to write macros, create pivot tables and create financial models MS Word, Excel (advance skill level), PowerPoint, - speed and quality of work imperative;

* Basic understanding of Visual Basic a plus

* Argus and Yardi experience a plus

* Ability to work well under pressure and meet tight deadlines

Eligibility Requirements:

* Must be willing to submit to a background investigation

* Must have unrestricted work authorization to work in the United States

* Must have valid driver's license.

Working Conditions

Must be willing to occasionally work late and on weekends on an as-needed basis, and with short notice

Physical Requirements

There are specific physical requirements and/or environmental exposures which are an essential part of the job including twisting, turning, pushing/pulling, lifting under 10 lbs., climbing stairs/ladders, walking on normal or slippery surfaces, keyboarding (repetitive), and driving (automatic transmission)
