Accounts Receivable Accountant

ROLE SUMMARY/PURPOSE

Under the general supervision of the Accounting Manager, performs a variety of administrative and accounting functions in support of accounting and property operations.

ESSENTIAL FUNCTIONS/TASKS:

Process Receipts:

* Review and enter receipt into accounting system

* Coordinate new EFT and ACH sign ups

* EFT/ACH report review

* Record credit card payments

* Research unrecorded receipts and exceptions

Collections:

* Initial collections attempts

* Process late fees

* 3 day notice to pay or quit letters

* Prepare customers for legal in accordance with company procedure

Legal Adjustments:

* Create ledger adjustments and billings

* Prepare monthly write off report for review

* Process NSF receipt reversals

* Prepare move out documentation

Monthly Reporting:

* Prepare monthly posting report and audit rent roll

* Ongoing update of Risk Assessment

* Draft rent increase letters for customers

Other:

* Other duties as assigned

BASIC QUALIFICATIONS/REQUIREMENTS:

* Bachelor's Degree from an accredited college or university is a plus

* 1-3 years of administrative / accounts receivable work experience

* Excellent written and verbal communication skills and proofreading skills

* PC literacy – MS Word, Excel, PowerPoint, Outlook

* Must be able to work a flexible schedule, as business needs require

* Experience using Yardi highly desired

* Knowledge and understanding of commercial real estate industry is a big plus

ELIGIBILITY REQUIREMENTS:

* Must be willing to submit to a drug screen and background investigation

* Must have unrestricted work authorization to work in the United States

* Must be willing to work overtime with short notice

* Must have valid driver's license

* Must have reliable transportation

Working Conditions

Must be willing to occasionally work late and on weekends on an as-needed basis, and with short notice.

Physical Requirements

There are specific physical requirements and/or environmental exposures which are an essential part of the job including twisting, turning, pushing/pulling, lifting under 10 lbs., climbing stairs/ladders, walking on normal or slippery surfaces, keyboarding (repetitive), and driving (automatic transmission).
