Lease Administration Manager

Our Opportunity:

We are looking for an experienced Lease Administration Manager to join our team for an exciting opportunity to manage all Lease Administration, Site Selection Analytics, and Financial Modeling across our growing portfolio of office buildings, call centers, and fulfillment centers. We are looking for an organized, detail oriented, and enthusiastic Lease Administrator/Real Estate Analyst who is willing to roll up their sleeves and do whatever it takes to execute, while delivering the highest level of customer service to our entire team. The Lease Administration Manager will report to the VP, Real Estate, Facilities.

What you'll do:

* Work with internal stakeholders to understand business requirements and create briefs for property requirements

* Research and gather local, and site-specific market knowledge directly, or in coordination with our Broker partners

* Provide market-specific and portfolio-wide analytics, insights and deal analyses

* Development of comparative financial analysis and financial modeling/proforma, including lease cash flow, P&L comparisons, building valuation, Etc.

* Provide analytics and insights to inform site/market assumptions and market strategy

* Analyze portfolio; establish and maintain benchmarks and standards for financial terms and deal performance

* Prepare new site presentations; produce maps detailing demographics, logistics studies, labor studies, incentive opportunities, and competitive landscape

* Manage and report on all OPEX and CAEX investments prior to lease commitment

* Manage transaction monitoring and reporting

* Interpret real estate lease language, and legal documents

* Monitor portfolio for critical dates and optimization opportunities

* Work with the site-specific Facilities team to ensure understand of landlord vs. owner lease responsibilities, and rules and regulations

* Responsible for rent and all real estate related payments, including common area maintenance, property taxes, insurance, and tenant improvement allocation

* Maintain the financial relationship with the landlord and internal accounting team

* Resolve financial lease issues between both internal and external parties

* Analyze and reconcile lease related Operating Expense, identifying exceptions to the lease provisions

* Analyze and assess business results and identify, recommend, and drive process improvements

* Ensure compliance of lease insurance obligations, process certificates of insurance, and administer lease changes

* Maintain Real Estate system

* Reconcile tenant improvement allowances, incentive grants, and property tax reimbursement to ensure accurate billing

What you'll need:

* Bachelor's degree or equivalent in Business or Finance, with a concentration in Real Estate

* 5+ years' experience in one or a combination of the following; lease administration, real estate analysis, or financial modeling.

* Strong understanding of commercial real estate and the development industry

* Ability to interpret real estate lease language and legal documents

* Strong capabilities in financial modeling

* Excellent verbal and written communication skills; Strong analytical skills

* Skilled at designing and following-through on customized action pans

* Ability to work independently and collaboratively at all levels of the company

* Exceptional customer service focus with a strong ability to creatively solve unique problems

* Ability to work effectively under pressure in a fast-paced, growing environment

* Excellent planning and decision-making ability

* Strong analytical and problem-solving skills and a keen eye for details

* Strong organizational skills.
