The job: Assists Portfolio Manager in the successful execution of the business plan through strong leadership and oversight over all aspects of the business to include sales, financial performance, maintenance, capital project oversight and asset preservation. Additional responsibilities include:

  • Acts as a brand ambassador and a champion of the Local by Laramar brand by practicing its Operating Principles
  • Understands the business plan for each asset. Prioritizes and manages projects in accordance to the business plan, assists Portfolio Manager (Supervisor) manage portfolio performance and productivity.
  • Maintains excellent resident communication and superior customer service to both residents and commercial tenants, vendors, brokers and other third parties.
  • Reviews monthly and quarterly financial statements and budgets. Assists in the creation of monthly Executive Summaries on assets within their responsibility, prepares variance notes for financial packages and is an active participant in Prelim calls with accounting department.
  • Effectively communicates with asset management team accomplishments and issues related to the execution of the business plan.
  • Ensure all residential and retail resident communication is prepared correctly and delivered on time and in accordance with local, state and federal landlord tenant law and Laramar expectations.
  • Remain current with all federal, state and local rental laws and guidelines.
  • Assists with the management of current rental rates with focus on maximizing occupancy and rental income. Updates both residential and commercial rents weekly to ensure thy are correct and in line with business plan.
  • Manages rent collection and delinquencies for residential and commercial tenants, assisted by Property Accountant.
  • Post 3 days and pursue legal actions, evictions and attend court.
  • Keeps up to date records on upcoming lease renewals and communicates on time with tenant in accordance to the lease.
  • Assists Portfolio Manager in overseeing preparation of apartment homes for move in within Laramar guidelines by maintenance team. Works with project management to ensure unit renovations and capital projects are completed on time and within budget.
  • Develops and maintains working relationships and networks with vendors, contractors, brokers and other service providers to ensure timely and superior completion of all projects and deliverables.
  • Train and supervise team of “Responsible Party”, on-site management representative.
  • Responds to resident issues, works with resident to come to an effective solution that adheres to Laramar’s policies and procedures, and is in line with the business plan and long-term success of the property.
  • Conducts weekly property inspections, including building and unit walks to ensure quality and quantity of market ready apartments. Inspects vacant units to certify they are move in ready.
  • Develops strategies and recommendations for individual assets that will help benefit entire portfolio. Assists Supervisor on underwriting assumptions by due diligence team, preparation for investor visits, instructing and advising team of employee procedures and guidelines.

Education and experience:

  • Must have at least 3+ years of experience in property management.
  • Must possess superior customer service abilities and attitude.
  • Demonstrate exceptional sales, service and operational leadership skills and the ability to effectively build and manage high performing teams.
  • Effective conflict resolution skills.
  • Ability to seek out new ideas and processes in order to further satisfy the needs of the business as well as continually improve the customer experience.
  • Must be knowledgeable with budget development and financial reporting.
  • Demonstrate excellent organizational skills, with the ability to prioritize and work effectively on multiple tasks in a fast-paced environment.
  • Must have the ability to meet deadlines by working independently and with a team, as well as be able to determine priorities and move projects forward without direct supervision.
  • Must possess excellent verbal and written communication skills.
  • Working knowledge of Yardi Voyager and OnSite preferred.
  • Ability to communicate effectively with internal and external customers through two-way verbal and written communication.
  • Proficiency in Microsoft Office Suite and a recognized Property Management suite (Yardi preferred).
