Position Overview

This position functions as the development project cost administrator and is responsible for ensuring that contractor commitments and expenditures for shopping mall developments are in compliance with the approved budget. The primary focus is to ensure the adequacy of supporting documents (sworn statements and lien waivers), the timely processing of payment applications and precise reporting of job costs. They will encompass total accountability for the coordination of all cost activities relating to the project accounting. This position is also responsible for the collection of documentation required (as outlined in an executed lease) to support a tenant's reimbursement of costs associated with the tenant allowance, build-out, space relocation and/or lease termination.

Responsibilities:

* Enter all tenant allowance commitments into the JD Edwards job cost system

* Reconcile job costs in JD Edwards and Proliance

* Review, verify and process tenant allowance requests to ensure documentation complies with the lease requirements (ability to understand tenant leases required)

* Collect, enforce and archive documentation requirements of all commitments including general sworn statements, waivers of lien and affidavits

* Verify coding, process all invoices/applications for payment received from construction managers, developers and consultants/contractors for mall development for their assigned properties

* Prepare and audit for project management teams all labor allocations, budget updates, job cost reporting and analyses for assigned development projects

* Respond to inquiries from contractors, tenants, development and mall management teams regarding the status of vendor payments and the required documentation

* Assist in the coordination of all required documentation for Lenders regarding development loans and draw requirements

* Maintain the tenant allowance status/tracking report

* Periodic travel may be required

* Other duties and special projects as required

Qualifications

* Qualifications include the following:

* Bachelor's degree in Business, Finance, Accounting Preferred

* 2 years of experience in related field

* Understanding of basic Accounting and Business Principles

* Knowledge of Excel and other Microsoft Office applications

* Excellent written and oral communication skills.

* Ability to meet deadlines and work under pressure

* Detail oriented with excellent problem solving skills

* Experience in the review, verification and processing of construction payment applications, contracts, tenant leases, change/work orders and related invoices for development services

* Thorough knowledge of construction documentation (including but not limited to) lien waivers, sworn statements and AIA forms

* Strong project accounting/auditing skills including job costing, labor allocations and analysis, contractor coordination, tracking of general conditions, forecasting, budget updating, project auditing, subcontractor compliance and supplier payments

* JD Edwards and Proliance experience preferred
