Breaking Ground is a nonprofit social services organization in New York City. Our goal is to create high-quality permanent and transitional housing for the homeless.

Since 1990, we have been providing permanent affordable housing for individuals and families who are homeless or at risk of becoming homeless. Beginning with a single building, we are now New York City’s largest provider of supportive housing. We own and/or operate 19 properties with a total of 3,530 transitional and permanent apartments in New York City and beyond. We also run the City’s around-the-clock street outreach efforts in all of Brooklyn and Queens, along with nearly one-third of Manhattan.

Our work has enabled more than 13,000 people to overcome or avoid homelessness since 1990, and we increase that number every single day. As of 2017, we have more than 1,500 units of housing in various stages of development in the Bronx, Brooklyn and Queens, and are expanding our outreach and transitional housing programs so that we can offer help to every single homeless person we meet.

Assistant Director, Facilities & Security @ Park House and Webster Residence

The Assistant Director, Facilities & Security is responsible for overseeing the day to day building operations including all functions/staff of the, Maintenance and Security Departments for Park House, which consists of 248 studio, 1-, 2-, and 3-bedroom units of affordable housing, and our Webster Residence, which includes 170 low-income and supportive housing studio apartments. This position directly impacts the quality of life of all residents by providing a structurally safe, exceptionally clean and highly maintained positive environment. The Assistant Director, Facilities & Security also plays a pivotal role in ensuring that the community in which the building is located sees the building in a very positive light.

Park House and the Webster Residence are both currently under construction and are expected to be completed by approximately May 2017 and January 2018, respectively. The Assistant Director, Facilities & Security must actively support the Building Director in startup operations for both locations.

Breaking Ground’s mission is to strengthen individuals, families and communities by developing and sustaining exceptional supportive and affordable housing as well as programs for homeless and other vulnerable New Yorkers.


Ensure building compliance with all building, health, and fire safety codes. Assist in preparation of annual building wide inspections conducted by DHS, DOH, DOB, FDNY and other agencies

Oversight of major building equipment (heating and ventilation systems), plumbing, building structure and plant

As member of building management team, work with the Program Director, Assistant Director of Social Services and case management staff to address specific resident issues and other challenges

Respond to summonses/violations/City complaints when necessary and designing strategies/systems to reduce violations/summonses

Supervising 24/7 operations staff, including the Facilities Maintenance Supervisor, engineers, housekeepers, & security. Supervise housekeeping inventory & the ordering of equipment supplies and materials

Respond to tenant concerns about maintenance when necessary

Work with outside vendors, negotiate facilities contracts and resolve contract issues when they arise

Ensure data is properly entered into maintenance connection and security database; review/prepare reports (as needed) to effectively manage building operations

Performs other related duties as assigned


Minimum of 5 years in supervisory capacity in a large residential building

Familiarity with non-profit organizations a plus

Training in building operations/boilers, HVAC, plumbing, electricity

Fire Safety Director skills

Strong verbal and written skills, computer knowledge, ability to supervise many staff and manage large residential building

High School Diploma or GED minimum

Certificate in FSD and course completion certificates preferred

Word, Excel and general computer knowledge to utilize internal system effectively

Working with special-needs populations helpful
