Summary

Supports a team with assigned projects in the Operations department (tower decommissioning, tower maintenance, tower modifications, tower drop & swaps, and utility assessments) and/or any of the following as assigned: budgets, due diligence documentation, processing PO's, invoicing, tracking, correspondence and various administration tasks. Responsible for tracking deliverables, dates and monitoring deadlines. Update various databases, report site status and track project flow results (monthly and quarterly). Review all construction related invoices and change orders for accuracy. Work closely with the team for direction/assistance/completion of all assigned work.

Essential Duties & Responsibilities

* Attend weekly deployment meetings.

* Report project status weekly within the department.

* Maintain and track all aspects of projects.

* Understand the pre-bid analysis system in place to be able to assist with any decommission or drop and swaps, which includes the review of existing due diligence (tower/foundation drawings, construction drawings, site plans, surveys, existing condition site photos), property management database review, and Google earth/Bing map reviews

* Use of the AOD e-bid software program to track construction bids when needed.

* Prepare/facilitate site bids for upcoming decommission projects (e-mail invitation, bid call, e-bid review, general contractor selection, award)

* Process award notification e-mail before general contractor can start decommission process (award letter, decommission construction schedule, GC close out checklist, tower decommission form) and assure proper forms and documents are completed prior to construction starts or before the end of project.

* Process purchase/change orders as needed

* Maintain and update our contractor orientation package and decommission guidelines

* Work alongside the AOD utility analyst to assist with power/Telco removal needs

* Maintain local RSM's and the SBA NOC appraised of any alarms related to tower lighting and notifications of power shut downs identified during the decommission process.

* Obtain decom/building permits required to remove our tower projects – reporting and updating job status

* Update CRM/One-Vision/PM system on all projects developments (dates/notes)

* Run existing trackers (weekly / monthly) needed to update upper management

* Maintain site folders with required due diligence (photos, forms, invoices, etc.). Monitor for continued integrity and completeness.

* Order/review all services required for a drop & swap project (A&E, vendors, environmental services, tower quotes, etc.) to meet compliance requirements.

* Coordinate pre-construction meetings.

* Order tower and equipment for delivery at sites.

* Coordinate with utility companies to bring power & telephone service to site.

* Update the appropriate SBA departments as a decommission projects moves from start to finish

* Obtain all necessary paperwork from our general contractors to "close out" a site (paperwork/forms, photos)

* Process general contractors invoices/change orders accordingly (review for accuracy)

* Assist the Accounting department in close of each job for projects

* Assist with utility needs throughout the company, as it relates to tower decommissioning, meter swapping, newly acquired sites, and field issues as it relates to power at a site

* Other projects and duties as assigned.

Education and/or Experience

* Bachelor's degree strongly preferred

* 1-3 years of construction or site development project coordination experience, wireless telecom preferred.

* Strong analytical experience required.

* Ability to read construction and zoning drawings a plus.

* Must have prior experience in the construction industry, working with building permits and bid packages.

* Must have demonstrated intermediate knowledge and ability to work with MS Word, MS Excel, MS Outlook, database software, Internet and e-mail programs.

* Ability to interact professionally with all levels of personnel via phone, in person, and via written correspondence.

* Ability to effectively manage subcontractors to the completion of and in conformance with schedule, customer requirements and budget guidelines.

Language Skills

* Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.

Mathematical Skills

* Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.

Reasoning Ability

* Ability to define problems, collect data, establish facts and draw valid conclusions.
