Facilities Maintenance Manager

Responsibilities

* Direct the activities of the facility and day porter operations to ensure services are delivered in a responsive, high quality, and cost efficient manner, minimizing risks to the organization.

* Demonstrates, focuses and promotes a 100% commitment to providing the best possible service for customers.

* Promotes a professional and approachable atmosphere for customers and staff.

* Fully understands the department's mission and how the work of the facilities team fits into the overall company strategy.

* Ensures that the maintenance team work in a professional manner paying close attention to safety, efficiency, and industry maintenance standards.

* Ensures that company operations complies with all OSHA, ADA and company safety policies.

* Contributes to developing improved processes and protocol and implementing new ideas with facility manager and staff.

* Routinely tours facility to identify and assist in the development of corrective action plans for exposures and risks which may cause injury or loss.

* Routinely tours facility to identify and address cleanliness, and report all deficiencies to custodial staff for corrective response.

* Works closely with department managers and facility manager to maximize space utilization for increased head count and/or increased efficiency that supports company initiatives.

* Fosters an environment of learning and growth to improve service delivery and build team strength.

* Oversees building preventative maintenance, routine maintenance/duties, and troubleshooting efforts for the maintenance technician.

* Supervise facility maintenance staff and provide regular coaching, mentoring and performance assessment.

* Oversee and coordinate the physical non-IT related functions of office moves.

* Utilize the request system to dispatch maintenance technicians on service calls, create tickets, and monitor response times.

* Analyze departmental activity to ensure accurate metrics and performance.

* Maintains inventory of cube parts, equipment, tools, and other resources.

* Follow up after work is performed to ensure customer satisfaction.

* Oversees scheduled maintenance inspections and audits.

* Assist with preparing annual site budget and costing exercise/planning.

* Become well-informed to site lease language and building rules and regulations.

* Support construction and improvement projects by reviewing all associated documentation and construction for accuracy and value to promote quality work and rapid turnaround within budget allowances.

* Support business operations within the building including but not limited to sub lease efforts.

* Partner with appropriate parties to coordinate and execute corporate functions such as all hands meetings, department events, and corporate events.

* As other duties as directed.

Qualifications

* Strong organizational and communication skills both oral and written

* Able to work well with others

* At least 5 years of maintenance experience and 3 years as a manager

* Negotiate and maintain facilities service contracts including but not limited to: MEP, Waste Removal, Elevator (as needed), etc.

* Good computer skills/proficient in MC Office

* Experience performing shipping/receiving tasks

* General experience with a facilities team

* General HVAC and building maintenance knowledge

* Must have reliable transportation

* Must be able to obtain security clearance
